According to one UK online property portal, average asking prices reached a record high of £377,182 in April 2025, suggesting growing demand across the market even though stamp duty changes which kicked in at the start of the month have made moving more expensive for many buyers. The same portal reported that yearly house price inflation was 1.3%, with the monthly average rise in values bigger than that generally seen at this time of year. Buyer demand is up 5% compared with April last year, while the number of vendors bringing their properties to market is up 4% year on year.
